So what’s the deal with the VA? What is it that we actually get?
I’m here to dispel any myths and misinformation that has been put out there so that you my fellow vets are informed and prepared.
The VA was established to provide home financing to veterans returning from war. What exactly are the benefits of VA versus other types of loans.
In order to truly appreciate how beneficial the VA home loan is, you should know about the other types of loans that are out there and how they compare. Basically there are 3 main types of financing. FHA, Conventional and VA. The first two are for the civilians as they do not have access to VA financing. FHA and Conventional loans require down payment, and if you do not provide at least 20% down, you will have to pay an additional insurance premium that will be added to your loan payment thereby increasing how much you have to pay each month. That insurance basically backs up the LENDER (not you the borrower) in the event of a foreclosure. If the house forecloses due to some unforeseen circumstances, you would be forced to give back the home to the lender and the lender would then have to sell the house as a foreclosure. If they end up loosing money due to having to sell the property for less than is owed, the mortgage insurance will cover that difference.
On a VA loan, we as veterans do not pay PMI.
Basically, the government is saying, look…this individual served his country. We will provide him or her with a zero down loan and not require PMI. We got this service members back and if anything happens, we’ll take care of it.
As I mentioned earlier with FHA and Conventional loans. Those PMI premiums are based on how much the amount of the loan, the size of the down payment, and the individual’s fico score. It can and will increase that monthly payment by hundreds of dollars (thousands each year). I appreciate what the government has done for us in providing this great benefit. But it only gets used if you buy a house.
